Lights and Security

Over the past few weeks we’ve focussed on getting all the complex lights working, this not only makes it look better, it’s for our security too.

The fluorescent bulbs in the Tabarca post cabinet have been replaced, all the lights around the pool are now working, the apartment block now has a bulb in every light fitting, the 13 light poles around the pathways which had been capped off have been repaired, every broken lens has been replaced, and all 54 light poles have been refurbished.  To keep running costs to a minimum, LED bulbs have been used as standard.

Adequate lighting is really important for security, so if you see a bulb broken or missing, please e-mail albatrospresident@gmail.com and we’ll replace it.

EGM 28 January 2022

At 10:30am on 28th January 2022 there will be an EGM in the Albatros car park to discuss and vote on implementing the Town Hall of Los Alcázares’ Municipal Ordinance relating to pets within garden and pool areas on Albatros, and taking legal action against two debtors.

For those unable to attend, you should have received an e-mail entitled ‘Albatros_EGM 28.01.22’ today, containing a proxy voting form, which should be completed and returned to cd@asejur.es by 27th February 2022.

Car park tree trimming – 29 November 2021

Asejur has advised that Pisciblue will be trimming the surface car park trees from 8am on Monday 29 November 2021. Signs will be placed asking that all cars that are parked under the trees are removed, to enable access and prevent damage to property.

Palm Tree Removal

During the most recent palm tree inspection, the single palm tree at the north west of the site on Ponet was found to have been infected by weevils, leaving it in a dangerous state.

Unfortunately this palm needs to be removed on safety grounds, with the removal scheduled for this afternoon.

 

Pest Control

4th October 2021

The pest control company undertook their inspection this morning, and agreed that a repeat treatment was needed.  They completed the treatment this morning, so you may see some increased activity over the next couple of days, plus evidence of dead cockroaches mostly around drain areas.  As the last treatment was ineffective, today’s treatment was undertaken free of charge.

I’m hopeful that this will fully resolve the issue, but if you continue to see active infestation next week, please e-mail albatrospresident@gmail.com with details and your property number.

As we had several reports of cockroaches, our six monthly treatment was brought forward to the 9th September 2021.  It’s normal to see some increased activity for a few days after treatment as they try to flee, but recently more people have reported cockroaches in their property.

The treatment company has agreed investigate on Monday morning and we would like to hear from property owners that are still affected by cockroaches.

Pool Update 22 February 2022

The Spanish Ministry of Health has just suspended the Order that mandated twice daily cleaning of pools, the logging of pool users and restrictions on the number of users.  This means that our pools have been opened with immediate effect (for those of you hardy enough to withstand the cold February water).

We have some remedial work to be completed before the water features (fountain and rill) can be switched back on, but this should be completed soon.

All pool restriction signs have been removed, and I look forward to seeing you all in there tomorrow!

The EGM vote overwhelmingly approved closing the pool for the winter period, therefore it will be closed from tomorrow.  It is not our intent to reinstall the fence, so adherence will be based on trust that Albatros occupants will follow the signage that will be placed tomorrow.

At 10am on 29th October there will be an EGM in the Albatros carpark to discuss and vote on closing the pool for the winter period, from 29th November 2021 to 1st April 2022.

This closure proposal is driven by the cost of keeping our pool compliant to current COVID regulations, with twice daily disinfections, at a time where pool usage is expected to be minimal.  We will of course monitor COVID regulation changes relating to communal pools, and reopen the pool when safe to do so without incurring additional cost to the community.

Unfortunately it seems that some on Albatros, given the opportunity of open pool access, are bathing outside the agreed opening hours of 8am to 10pm, causing complaints of nuisance and disturbance after midnight.

This is really disappointing, and regretfully we have no option but to hire a night guard to enforce the rules, at a cost of €911 per week, which is an unnecessary cost we’d hoped to avoid with so few people onsite.

The night guard will start tonight, on a 10pm to 6am shift, until the end of the main holiday period on 6th September.

Due to the low number of occupants at Albatros this summer, we have reviewed our existing pool rules, while of course being mindful of current Spanish regulations and restrictions.

I am pleased to announce that from tomorrow the pool will be open from 8am to 10pm daily, with a one hour closure between 2:30pm and 3:30pm for mandatory pool area disinfection.  To be compliant, our pool management company will additionally disinfect the pool area at 7am each day, and for our reassurance, update the board by the small pool with the disinfection time and date.

There are still restrictions in place regarding maximum occupancy, and that means for Albatros the children’s pool has a maximum occupancy of four, and the large pool a maximum occupancy of 40.

The pool controller’s hours will be changed to coincide with the expected busiest times of the day, from 12pm to 9pm, and while on duty, they will ensure that rules are followed.  Outside these hours, it is each of our responsibilities to ensure rules are followed and maximum occupancy isn’t exceeded.

I’m also pleased to announce that the fencing surrounding the pool will be removed on Monday 16th August.

In addition to our normal pool rules, and for the safety of everyone, it is necessary to keep in place some of the Covid related rules that were introduced last year, such as disinfecting your hands before entering the pool, and registering your apartment number each time you enter and leave the pool area.  It is also necessary to prohibit deckchairs, sun loungers and laid out towels anywhere on the red concreted area, to ensure adequate space for social distancing.  I’m hopeful that the impact of these small but necessary inconveniences is far outweighed by the enhanced pool opening hours and fence removal.

We of course have to keep track of any newly introduced Spanish regulations, but I’m hopeful these won’t require reversal of the relaxations we’re putting in place from tomorrow.

Though explanatory Spanish / English / German signage will be put in place tomorrow, could you please ensure that any renters are made aware of these changes, and to those of you lucky enough to be currently staying at Albatros, enjoy!

As Spanish community pool regulations haven’t changed significantly since last year, we are mirroring our 2020 approach, with a pool controller in place since 16th July, twice daily disinfecting of the area around the pool, access restricted by the temporary fencing, and opening hours of 11am to 2pm, then 3pm to 8pm, with the need to use hand sanitiser and register your apartment number upon entry.

The decision has been made to open the swimming pool from the 15th May. The weather is more settled and with movement around Regions being allowed more people potentially will want to use the pool. Initially there will be no restriction on opening /closing times but this could change during the months in which we hire a pool controller if there are no changes from the current regulations.

AGM & Committee 2021

I’ll start by thanking our outgoing President, Dave, for his excellent work over the past four years, and the two Committee members, Sue and Juan Carlos who stepped down this year.  Albatros has benefited from all your contributions.

I’d also like to thank those Committee members who chose to stay on this year, Stuart, David, Paul and Vicky, and Alan, who has agreed to another term as Vice President.  We also welcome my wife, Lisa, to the Committee this year – Lisa, a qualified financial auditor, has been double checking the Albatros accounts and managing the Albatros website for the past four years, so it’s appropriate that she’s been formally appointed.  To ensure fairness, Lisa and I will share one vote on any Committee decisions.

We enter the 2021 summer season in a similar position to 2020, with restrictions and regulations still in place that prevent some normal community activities.  The most contentious relates to the pool.  As Spanish community pool regulations haven’t changed significantly since last year, we are mirroring our 2020 approach, with a pool controller in place since last Friday, twice daily disinfecting of the area around the pool, access restricted by the temporary fencing, and opening hours of 11am to 2pm, then 3pm to 8pm, with the need to use hand sanitiser and register your apartment number upon entry.  It is my sincere hope that regulations will change soon, allowing for the fence to be removed and longer opening hours, but this is of course outside my direct control.

With Albatros being very quiet this year, birds have taken full advantage, and have flocked in ever increasing numbers to the bougainvillea on the pergolas, resulting in quite a mess.  We have recently installed two ultrasonic bird control devices, which seem to be working, reducing both the number of birds and their mess – despite the appearance of these devices, they are not CCTV cameras, and we are hoping to relocate them to less obtrusive positions on the pergolas, so as not to cause privacy concerns.  Increased bird numbers have also caused mess in the apartment block roof service corridors and sills, which will be cleaned imminently.

On the subject of mess, we have recently received e-mails regarding dog mess on the grassed area around the pool.  This is of course unacceptable, and contravenes our Community regulations.  While dogs are welcome on Albatros, please be reminded that they must be on a lead, that allowing them to foul communal gardens is not permitted, and that any accidents must be immediately cleaned up.

ASEJUR has provided us with updated information regarding the holding of AGMs.  Community of Owners Meetings cannot be held with owners present until later this year, meaning agreements already in place can be extended without the need for a meeting of owners.

The election of President and Committee members can however take place by owners vote via post or email and collated by the Administrators office.
An email to all owners will shortly be sent out which will contain all the information normally included in an AGM information package i.e Annual Review, financial info, Community fees etc. plus the voting document for election of President and Committee members.  At this time I will stand down as President and retire from the Committee as will Sue and Juan Carlos.
All other existing Committee members have confirmed their intention to continue and at this time we have one additional volunteer Lisa Hull.
Gary Hull will stand as President and Alan Wallace is prepared to continue as Vice President if elected.
In a recent newsletter we appealed for owners to put themselves forward to join the Committee or for the posts of President and Vice President.  If you wish to do so, please e-mail cd@asejur.es by 20th June 2021.

Town Hall matters

As an alternative to having to visit the main Town Hall building you can now deal with most matters and queries at  the registro  office in Los Narejos.
The office is within the Cissmu / Biblioteca building situated on the road to the rear of Tomas ‘s Bakery / Cafe.
